There is no single best elevator service software for every company: the right fit depends on your size, whether you run union payroll, and whether you want an all-in-one platform or a system built on Microsoft Dynamics 365. Below is a shortlist of six options that independent elevator contractors evaluate, with each vendor’s facts taken from its own website on October 19, 2026. Total Service, which publishes this guide, makes TS Cloud, one of the six.
Three questions decide it
- How big is your team? Vendors price in different ways: some charge per user, some charge a flat monthly fee, and some quote each operation individually. Count your field technicians and office users before you compare numbers.
- Do you run union payroll? Multiple union agreements, apprenticeship tiers, benefit fund contributions and certified payroll are where elevator payroll gets complicated. Ask whether payroll runs inside the platform, through a third-party provider, or as an export to another system.
- All-in-one or Microsoft Dynamics? Some elevator systems are built on Microsoft Dynamics 365 Business Central, which can suit companies already working in Microsoft’s ERP. Others are standalone platforms. If you consider a Dynamics-based system, ask whether Microsoft licensing is included in the quote.
Six options, alphabetically
Each entry covers what the product is, who it serves, how it handles payroll and accounting, and what it publishes about pricing. Source links for every vendor are listed at the end of this page.
FIELDBOSS
- All-in-one field service management software from Rimrock Corporation that FIELDBOSS describes as built on Microsoft Dynamics 365, with accounting powered by Dynamics 365 Business Central.
- Serves HVAC, elevator and specialty contractors. Its elevator page lists modules from scheduling and dispatch to maintenance management, payroll, accounting, project management and mobile.
- Payroll runs through an integrated third-party provider (ADP, Ceridian, Paychex and others) or a U.S./Canadian payroll integrated into Business Central, configured to your requirements, including union calculations.
- Publishes starting prices: mobile user licenses from $90 and back office licenses from $185 per user per month, plus one-time implementation from $50,000. Its methodology page says onboarding typically takes 8 to 16 weeks from kickoff to go-live.
Forz
- Field service management software for fire protection, HVAC, plumbing, electrical and elevator service teams.
- Its elevator page covers maintenance contracts, Category 1 and Category 5 testing, callbacks and modernization projects, with iOS and Android apps the vendor says keep working with no signal.
- Syncs two ways with QuickBooks Online. Its elevator page does not mention payroll.
- Publishes pricing: $50 per user per month on an annual plan or $60 month to month, with a 10-user minimum.
Liftkeeper
- Elevator business software from Advanced Business Technologies (ABT), headquartered in Sandpoint, Idaho. The company says it serves only the elevator industry.
- Features include leads and proposals, mechanic recommendations, trouble calls and routes on a map, mobile mechanic access, maintenance contract billing, inventory and supplier purchase orders.
- Transfers data to your accounting software through customizable APIs. Payroll is not listed on its features page, and pricing is not published on its home or features pages.
Simpro
- Trade and field service software with an elevator service page covering project management, scheduling and dispatching, estimating and quoting, invoicing and payments, and reporting.
- Also serves electrical, HVAC, plumbing, fire protection, security and other trades, with regional sites for the U.S., Canada, the UK, Ireland, Australia and New Zealand.
- Lists QuickBooks, Xero and MYOB integrations and a mobile app for field staff. Its elevator page does not mention payroll, and its pricing page asks buyers to request pricing.
Super Elevator System
- Elevator service software for independent elevator companies in the U.S. with units under maintenance agreement.
- Keeps maintenance routes, callbacks, field tickets and each unit’s service history together, and mechanics record work, parts and customer sign-off on their phones.
- Reviews your QuickBooks version and connection during setup planning. Payroll is not mentioned on its home page.
- Publishes flat monthly pricing with every mechanic and office user included: Solo at $499 with no setup fee, Foreman at $995 plus $2,500 setup, and Super at $2,995 plus $5,000 setup.
TS Cloud
- Cloud-based ERP and field service management platform from Total Service for elevator, HVAC and service contractors, with dispatch, job costing, financials, payroll and field mobility in one system.
- Standalone platform with no separate Microsoft licensing fee and no Azure hosting cost. The TS Cloud fact sheet covers its mobile app, API access and platform details.
- Native payroll handles multiple union agreements, apprenticeship tier calculations, benefit fund contributions, remittance reporting, certified payroll and prevailing wage reports, and multi-state withholding.
- No public price table. Quotes are based on active technicians, modules, payroll complexity, entities and implementation scope, and most clients are fully operational in 5 to 6 weeks.
Broader field service lists also include general platforms such as ServiceTitan and ServiceTrade. As of October 19, 2026, neither lists elevator among the industries on its own website, so ask to see elevator-specific workflows in any demo.
How to choose
Use this checklist with every vendor on the list, including us.
- Price the whole system. Add subscription, implementation, data migration, training, support and any third-party platform licensing. Per-user, flat and custom-quoted prices only compare once they are fully loaded.
- Walk through a payroll cycle. Ask each vendor to take one technician’s week from time entry to payroll close, including union rates and benefit funds if they apply to you.
- See elevator workflows live. Maintenance contracts, Category 1 and Category 5 test tracking, inspections, violations and callbacks should be shown in the product, not on a slide.
- Test the mobile app on a real device. Ask how it behaves without signal in a machine room, how a technician closes a work order, and how time entries reach payroll.
- Ask what the timeline measures. Vendors measure implementation differently. Ask for a reference client your size and when that client was fully live.
- Question the AI. Concerns about AI in a safety-critical trade are legitimate. Ask what each AI feature does, what data it reads, and who approves its output.
- Plan for change. Ask how the platform handles acquisitions, multiple entities and scaling back a division.

Where TS Cloud fits
Total Service builds for independent contractors, especially the 20 to 200 person operations it describes as the backbone of the industry. The company began as Automated Integration in 1991, rebranded to Total Service in 2022, and its platform is used by more than 200 independent contractors across the U.S. and Canada. It is part of the Constellation Software family of companies.
- It may fit if you want one standalone system for dispatch, job costing, financials and payroll, you run union or certified payroll, and you would rather not add Microsoft licensing. See integrated payroll and how pricing works.
- Implementation: most clients are fully operational in 5 to 6 weeks, and operations with complex payroll or multi-location data typically take 6 to 10 weeks. Implementation support is included in the first-year agreement for standard deployments. See the implementation methodology.
- AI: six TS Cloud AI capabilities are live, including Ellie, the assistant you can ask in plain English or by voice. Each has a defined job, such as building a report or searching service documentation.
- Another option may fit better if you want a published price before a conversation, or your company is committed to Microsoft Dynamics 365. FIELDBOSS, Forz and Super Elevator System publish pricing, and FIELDBOSS is built on Microsoft Dynamics 365.
Frequently asked questions
What is the best software for an elevator service company?
It depends on your size, your payroll and your platform preference. Companies with union or certified payroll should look closely at where payroll runs, and companies already using Microsoft Dynamics 365 may prefer a Dynamics-based system such as FIELDBOSS.
Which elevator software is built on Microsoft Dynamics 365?
FIELDBOSS describes itself as built on Microsoft Dynamics 365, with accounting powered by Business Central. TS Cloud is a standalone platform with no separate Microsoft licensing fee.
Which elevator software vendors publish pricing?
FIELDBOSS publishes starting prices per user and for implementation, Forz publishes $50 per user per month on an annual plan, and Super Elevator System publishes flat plans from $499 per month. TS Cloud does not publish a price table and quotes each operation based on technicians, modules and payroll complexity.
